We are a consumer friendly vendor advocacy company in Melbourne helping Australian’s move through buying and selling property. Street Advocate is an initiative developed by Director and Founder Peter Sarmas, we minimize the stress and risk involved with transacting a home.

Our role is to inform and advise in what’s best for the client not what’s best for us. Having transacted over $500 million dollars in property value and being involved in real estate for more than 25 years we have seen the highs and lows of the property market and know how to get the highest market price for a home as well as choosing the right investment to survive a downturn.

Director Peter Sarmas has his finger on the property pulse daily, with nearly over twelve thousand followers on social media. He has become responsible for informing first hand the media, property investors, consumers, property buyers and sellers about the day-to-day property market.

Street Advocate operates under a strict code of conduct as prescribed by governing body the Property Investment Association of Australia (PIAA). We understand the importance of transparency and good honest advice, something our clients regard as a priority.

We then advise you of the most suitable marketing for your property, negotiate the agent fees and keep the agent accountable to ensure you achieve the best market price.

We have two services: Buying Property and Selling Property

Buying Property
If you engage our buying service there are fees payable but these vary dependent on the service you wish to undertake, bidding/negotiation, due diligence or comprehensive. An engagement deposit is payable in order to begin working on your next property purchase. The balance of the payment is made when you have purchased and your contract become unconditional. We don’t charge anyone who is unhappy with our service.

Selling Property
If we are employed as your vendor advocate there is no fee payable from you. We get paid by the agent for referring and looking after you, the vendor, during the sale process.

We work and know over 300 real estate agents around Melbourne and Victoria. Our meticulous selection process ensures we find and engage the very best real estate agent when selling your property.

Firstly we find which agents are the most active in your chosen suburb then search for the most active for your property type, as this often differs. We then look at the agent’s success rate to ensure they sell the property is sold within the average days on market period.

Thirdly we invite three agents for an interview and explain the selection process. Together with you the vendor, we interview to determine the most suitable candidate.

Finally we choose the best agent first then negotiate their fee and marketing costs and put a plan in place for face to face meetings, book the open inspection times, confirm advertising copy and marketing. We negotiate the best settlement and selling terms that suit your circumstances.

Peter Sarmas founder of Street Advocate has worked in the real estate industry for over 25 years and prided himself on excellent customer service and client satisfaction.

He has seen and heard the stories of unhappy clients who have had bad experiences selling their home.

Most people only sell once or twice in the lifetime so are not familiar with the current regulations, what marketing works and which are the best agents to employ.

Peter saw a huge gap in the property market. One where people could trust an agent to only work for them. His aim is to provide knowledge and expertise exclusively to the home owner which would add value and only benefit them.

A key factor in this vendor advocacy role is that it would not cost the property owner any more money than if they were to sell alone. In fact, we are able to achieve a far better commission rate than if the owner were to try to negotiate on their own.
